Restrictions are imposed, though in a minimal amount, on the non-European foreigners who wish to acquire a property in Greece. For the European nationalists, they can buy any property without having to face those restrictions.

The foreigners are, however, restricted to buy a property on the following lands:

      Properties near the military bases

      Near the national borders

      Places which are in close vicinity with Turkey

      Buying a property on some Greek islands is prohibited for the non-EU while the EU individuals need to get permission from the Local Council

The very first thing that needs to be done while buying a Greek property is to transfer the required amount of fund. You can also import cash from your own country with the help of the Greek Customs Authority. Another important thing is to acquire the Tax Registry Number from the office of Internal Revenue Service.

The detailed step for buying a property is:

      The first step is to hire a trustworthy and qualified real estate attorney. His job will be to look over all the surveys, and other important legal procedures involved in the property buying.

      After you have selected the property, you need to draw up an offer. It is feasible to take help from your attorney because he or she is quite familiar with the custom clauses.

      If the seller accepts your offer, it will be the duty of your attorney to form a purchase agreement.

      Both the parties must sign this agreement and being the buyer, you must pay a down payment of 10% of the cadastral value of the property.

      After this, it is time for conducting the surveys. Starting from confirming the title ownership to the government reports about the property’s status, different vigilances are conducted.

      Once you will be satisfied with the results, you can further proceed with the sale.

      Before the closing, you need to obtain the tile transfer copies from the seller.

      The notary whom you will hire will be responsible for drawing the final contract of sale.

      After signing the deed, the notary will file for registration of the property under your name.
